The dream of building one's own dream home from the ground up is a common one, and a favorite of ours to help make come true! The reality, however, is that it can be a long and stressful journey from the time that you choose the land you'll build on, to the day that you get to move in - especially if you choose to go it alone, without the representation of a Buyer's Real Estate Agent. That's where we come in! Let's take a glance through the basic stages of the process, shall we?
- Financing - It is always (always!) a good idea to know where you stand in your ability to borrow the funds you will need to build your new home. You don't want to go through the process of finding land and choosing a house plan, and getting your hopes up without knowing for sure that this is a good option for you right now. We can guide you to a lender knowledgeable in new construction financing who can help you decide what route is best for you, or advise you of things you can do to improve your borrowing power.
- Finding Land - Now that you've secured your financing, it's time to find the plot of land that you'll be living on for the next several years of your life. We will be there to help find lots to look at, and examine whether or not they are right for you. Can you bring your own custom builder, or are you required to use the one contracted in a neighborhood? Are there foreseeable challenges to using a particular lot that you may not realize? The land purchase is often the part of new home building where you have room to negotiate, and we are happy to help you get the best price possible!
- Choosing A Builder - Not all builders are figuratively one and the same...not by a long shot! We know the reputations and standards of local builders, and can help match you to the one who will be the best at bringing your new home vision to reality. Construction contracts are primarily geared toward protecting the builder. You need someone on YOUR side to make sure that provisions are included, or addendums created, that meet your needs fairly as well.
- Time to Build! - Ground breaking day has come and gone and your dream home is taking shape before your very eyes. It's amazing! You may think this is the part where your real estate agent will check out, and you won't see them again until walkthrough - not the case with our team! We will be there with you through the entire process, as much as you want us to be. We'll attend selections meetings, help to guide you through upgrading items through change orders, and also go to bat for you in correcting any issues/mistakes that could potentially come up. A builder's sales rep is looking out for the builder - let us look out for YOU!
- Walkthrough and Closing - You have move in day in your sights! We will meet you on walkthrough day and stay for the duration, to ensure that any items you have concern on are addressed, and any remaining items/repairs are properly noted on a walkthrough form and followed through on in a timely manner. If you have used a traditional construction loan, we will make certain that funds for any large items to be completed (seasonal landscape, driveway, etc) are held in escrow. If you have opted for end loan financing, we will help ensure that everything is handled in a timely manner to get you to settlement.
- After Move-In - We will still be here, should any questions or issues arise with your new home, or should you have issues securing dates for repairs or unfinished items to be completed.
